If your property is deeded, you are subject to the Great South Bay Homeowner declaration and are required to pay.

Because a portion of the HOA is real estate taxes, you are entitled to deduct them on your taxes. Please provide your accountant with a copy of the budget so they can determine the amount.

On your original deed you should see it noted. Sometimes it's not on the deed and you will have to go the Suffolk County clerks office.

If you are a deeded property, and decide not to pay, the Board has the right to asses the home a 10% per year interest fee. The Board also has the right to place and lien and foreclose on your home.

If the HOA no longer exists, the common properties will go back to the town, where they will be sold for lots for new homes.

The GSBEHA Board meets once a month at the Copiague Library. You are welcome to attend, but Homeowners can not participate in these meeting. The Annual meeting in May is a Town Hall style meeting for the Homeowners. All meetings dates are post on this website.
